Airbnb is partnering with Newgard Development (Niido) to build new apartment buildings designed to support ‘home sharing and flexible living’. First up is a 324-unit building in Kissimmee, Florida, branded as ‘Niido Powered by Airbnb’, with residents able to share their units for up to 180 days a year.

Buildings developed under the partnership will include features like keyless entry and shared common spaces. Niido will fully support the costs of construction and retain full ownership of buildings.

Tenants can lean on a new app integrated with Airbnb, enabling them to manage guest stays remotely by triggering services provided by a ‘MasterHost’  at the property who will assist with services like such as check-in, cleaning and linen provision.

Airbnb and Newgard say the partnership could help tenants who may spend disproportionate amounts of their household incomes on rent. In the Miami-Fort Lauderdale region, tenants are spending 53.1% of their household incomes on rent, according to Lincoln Property Company’s 2017 US Rent Forecast.
